Cyndee Haydon is a native Floridian and attended the University of Florida and majored in Computer Science Business where she started working for IBM. After college, Cyndee continued working for IBM where she met her husband, Jack, in 1985. Their last IBM move brought them to Tampa Bay Florida where she was a business consultant to local companies. When IBM said their next job was in Dallas, they decided “no” because people work their whole lives to live in paradise and that is how their real estate business was born.  

Biography

Cyndee and her team have helped hundreds of families successfully buy and sell properties. Cyndee is a caring, committed Real Estate advisor and she and her team help smart people understand the real estate process and gain clarity on what is important to them and their lifestyle. She is constantly focused on the whole buying or selling “experience”, as well as building relationships with her clients that last long after the sale.  

A dynamic forward thinker, Cyndee leverages By Referral Only technology to ensure people have a good experience and a better result. Cyndee attended her first By Referral Only Main Event in 2006 and felt at home with the mindset and teachings Joe Stumpf offered and immediately joined the BRO community. As someone who takes ideas and quickly implements them, she took Joe’s suggestion to capture client’s experiences on video and went on to pioneer video testimonials in the real estate industry starting in 2007 by posting her first video on YouTube which has had over 11,500 views.  

As a speaker and trainer, Cyndee has presented at such places as New Hampshire Realtor® state convention, Leaders in Luxury Annual Conference, Cyberprofessionals and the prestigious Inman Connect in New York City. Cyndee authored her first book, The Secrets to Happy Home Selling, educating potential home sellers on the home selling process. Her book topics are how to best prepare and defend their equity based on the By Referral Only teachings and her team is their “easy button”.  

Throughout her career, Cyndee has held positions that have been traditionally focused on business and personal consulting. She traveled extensively sharing and training people early in her career on how to use technology to positively impact their business. She has come to realize “technology is just a tool and it’s truly our personal skills, habits, and routines that create lasting business relationships, change, and impact.”  

Early in her career from 2005-2012, Cyndee’s Before Unit heavily relied on technology like Blogging, Video, Social Media and Craigslist. In 2012, Cyndee started to recognize and experienced a real shift happening in the relationship between technology and profitability. Cyndee saw early on that technology was changing at a pace few individual Realtors®, small teams and even major brokerages could keep up with - as big players jumped in and became our new online competitors. She found it was no longer a profitable Before Unit strategy because the time and cost to connect with strangers online was no longer a cost-effective long-term strategy, even for well-positioned successful early adopters like her. Over this same period of time, she had been using and implementing the By Referral Only systems, language, tools and techniques. She found it was a much more enjoyable, more profitable way to work and build her business. She also found that the typical time for an “online lead” to move from the Before Unit to the During Unit was over two years of follow-up on average with only a 3% conversion rate. She discovered that using the By Referral Only systems consistently generated, on average, 1 referral a day and a steady pipeline of both new business, as well as people who can use our help in the next 12 months.  

While she still says there is a place for technology, after measuring, recording and analyzing her team results, technology over time has moved to almost a 1 to 1 return versus the 10X return she’s experienced since implementing the By Referral Only Before Unit systems. She sees one of the biggest challenges for agents today is spending more time and money chasing the ever-changing, shiny objects with little to no return. She believes investing the time and money into themselves and what By Referral Only has to offer is a much better choice.  

In 2013, Cyndee made the decision to do exactly this. She recommitted her business and mindset to focusing entirely on the Before, During and After unit offerings of By Referral Only. She also made the additional commitment to accelerate her results by joining Brovance and be surrounded by other like-minded proven leaders, innovators, implementers and dream buddies. She has continued to be an active, contributing Brovance member, dedicated to investing the time and resources to not only grow as a person and a leader, but to help others do the same. She consistently shows her courage and willingness to be uncomfortable to learn and grow. Cyndee took the first Next Highest Version one-on-one with Joe in 2014 and then in the Spring of 2015, she completed the elite 50-hour SEALFit Executive Academy. In the fall of 2017, she attended the 3-day intensive Next Highest Version at Compassion Ranch again which helped her breakthrough lifelong patterns that no longer served her. Over the next year, she experienced remarkable success in all areas of her life and business including getting healthy and shedding 65+ lbs. 

In 2018, as onefin of the original Beta members of Referral Ignite Game, she got fired up about what a game changer this was for her and her team. Joe had brilliantly simplified and gamified four basic skills in the Referral Ignite game. Cyndee will be the first to tell you that like 50%+ of our members she had always experienced real resistance around consistent time-blocking. She now had a system that allowed her and team members like her to consistently focus on accomplishing these four essential, simple habits in a fun and easy way. Knowing that many in the real estate profession experience this same struggle, this new awareness of how to help them be massively more successful by playing the game, ignited her passion to help others have the same breakthrough. Cyndee says this is truly her team’s Before Unit “secret sauce” for finding great five-star clients in an amazingly profitable way. As a result of her success, she confidently slashed $4000 a month from her team’s marketing budget and now focuses her team’s Before Unit intently on the Referral Ignite game and these four money-making skills. Joe has taught her that Zillow and other disruptors can’t compete in "this" game – relationships built on authentic caring, paired with impactful complete communications, using our By Referral Only language skills allow us to connect in a way that truly can’t be automated. Cyndee has since gone on to be a By Referral Only Referral Ignite Game team leader helping others learn from her experience, achieve success and confidence more quickly.  

In the During Unit, Cyndee incorporates Joe’s 5-6-7 techniques to get to what’s really important to the clients she and her team are helping. In 2015, she shared her experiences leveraging her current sellers to generate 3.2 transactions (to as many as 9 additional transactions) for every listing. The After Unit is where Cyndee continually looks for ways to deepen connections with her Tribe. Even though Cyndee receives 95% of her business from referrals, today she's got a bigger vision. Cyndee’s 25-year vision is to have a Tribe of 150 people who each refer one person a year. While her vision wasn’t that defined in 2012, she knew that she worked with amazing clients and wanted to spend quality time with them. She and her husband created what is now known as Pinellas Eats where they host a meetup and invite all their clients to enjoy and support local restaurants every Sunday evening. The real community and tribe this has created have been amazing. It’s exactly what Joe Stumpf teaches about really connecting with your tribe outside of the real estate transaction. Ironically, as Joe shares, when you genuinely care and help others it comes back to you in unexpected ways. The friendships formed are priceless, the side benefit has been a 34X+ return on what it costs us every year since 2012.  

In 2014, By Referral Only launched the 7 Essentials After Unit system and Cyndee was one of the first to jump all in. She will tell you that the Referral Postcard was a game changer for her. There’s no way she’d ever stop sending it because it makes her so much money every year, especially from listings. Then in 2017, By Referral Only launched the Done-For-You Newsletter and again she was one of the first to implement She now considers By Referral Only the best Marketing Assistant at the most affordable price (and is never sick or quits).  

Now in 2018, with the creation of the 5-Star Referral Directory Cyndee feels that same excitement as when Joe said do video testimonials in 2007. Again, she joined the Beta group and has found it to be a great Before, During and After Strategy because it enables her to be in conversations and be a community connector in all three phases. This strategy has already resulted in more referrals of people that can use our help. She has felt the power of the law of reciprocity and how when she’s 110% focused on truly caring and helping others it all comes back in a beautiful way.  

Cyndee shares that in looking back since 2006 when she first met Joe Stumpf and was introduced to By Referral Only, she can see that the ideas Joe shared were the ones that ultimately had the greatest money-making impact on her business. What’s more, she realized she could relax and trust because Joe’s ideas are visionary. Looking back one can clearly see they (BRO) were always five-plus years ahead of the industry and the other “gurus”. Cyndee says this has given her the peace of mind and confidence to focus on putting that jump-start gift of time to her advantage by implementing instead of being overwhelmed and distracted researching, spending time and money on “the latest and greatest”. This realization simplified so many of the complexities of her real estate business. As a small team for the first 12 years, she uniquely understands the challenges with time, money and sheer bandwidth that many of our members experience.  

As a daughter of an amazingly dedicated middle school teacher of over 50 years, Cyndee says her love of learning, mastering and helping others was instilled at an early age. She now says, “It’s no surprise that I found a way to follow in my mother’s footsteps and share my love of real estate. And now by being a teacher, coach, encourager, and guide is my passion to constantly be learning, mastering and helping others how to get measurable results while creating the life and business they want. Well, it doesn’t get any better than that”.
